Soils, Foliage and Land Features
M Ranch is located in a very productive region which receives an annual average rainfall of 57". The soils are mostly comprised of Necessity Gilbert silt loam, Gigger silt loam and Perry Clay. Multiple cleared food plots, totaling approximately 250 acres, grow lush with Winter Wheat and Soybeans. These fields contrast beautifully with the thick hardwoods providing ample sanctuaries and native forage for the wildlife. A selective timber cut was performed on the property in 2009, which produced approximately $750,000 of revenue.
The land has been sculpted to provide seemingly endless trails and abundant lanes for hunting blinds and feeders and is anticipated to be ready for another cutting in 2024. The rich variety of native forest, shrubs and plentiful watersheds that envelop this land provide a flourishing habitat for a wide diversity of birds, small game and many types of native flora and fauna. In October of 2014, 78.84 acres of the land was placed in the Conservation Reserve Program. This generates approximately $6162 in revenue per year for the landowner. This program is set to expire in September of 2029 but can be removed at any time.
The ranch has numerous creeks that carve through the land like a series of veins. This series of drainages flow water to every corner of the property. One turbine well and two open casing are in place to access the superb subsurface water. There are some flood tendencies in low lying areas of the property which provide ideal locations for waterfowl levees.
Several stock tanks catch and hold water throughout the ranch.
