Location

The property is situated 10 miles north of Lake Fork in Southern Hopkins County, less than ninety minutes east of Dallas, one hour and ten minutes north of Tyler, and twenty minutes south of Sulphur Springs. It can be accessed from the east side of state highway 159 and has frontage along County Road 1442. Tyler Pounds Regional Airport is located 52 miles from the ranch gate and offers both commercial and private options.

Habitat & Topography

The ranch offers a variety of mixed-use habitat, within the Post Oak Savannah Ecoregion, including a blend of open pasture, scattered hardwood timber, scattered pines, and floodplain. Extensive improvements have been made to the environment around the residences and throughout the ranch. Numerous pastures have been cleared and improved with Coastal Bermuda for grazing. Native grasses are prevalent throughout the limited wooded areas, which include majestic mature hardwoods and scattered pine trees. The soils primarily consist of Freestone fine sandy loam, Nahatche soils, Pickton loamy fine sand, Wolfpen loamy fine sand, and Woodtell loam. Elevation varies from approximately 460' to elevations of approximately 510' in the northeast corner of the property, lending itself to beautiful views of the property and surrounding area.

Water

The ranch has one 1.5-acre lake fed by a small creek north of the lake. This small creek has an electric pump that recirculates the water from the lake down the creek and over a rock waterfall spillway back into the lake. The property has two stock tanks, one in the northwestern pasture and another in the southern pasture.

There are four working water wells on the property with excellent water quality. The well that supplies the main home is 300 +/- feet deep and located within the pump house.

Habitat, Wildlife and Cattle

Blue Fork Ranch provides a great opportunity to capitalize on wildlife already on the property. Although not historically used for hunting, the layout could easily be enhanced to provide great hunting opportunities. Directly adjacent to the property is a heavily wooded area that provides excellent habitat for various wildlife. The foreman stated that it is not uncommon to see whitetails feeding in the pasture both early in the morning and late in the evening and a large number of doves.

With a great perimeter and cross fencing in place, the ranch runs a very productive cattle operation that has the capacity to support 40 - 50 head of cattle. All the hay feed comes directly from the property, and hay pastures have historically produced 2,000 +/- square bales or 300 +/- round bales allowing three cuttings per year.

The owners have done a wonderful job of maintaining the historical significance and character of the preexisting structures, while restoring and updating with some modern touches. The new structures were designed to blend in with the original aesthetic of the established edifices.
