Numerous electric gates are located throughout for convenience. The Colorado River ranch has run a very elite white-tailed deer breeding business in the past, with $8M +/- invested in the herd. The herd was recently released onto the ranch, and the breeding business has been halted. However, the state-of-the-art facilities, which were custom designed and built, still remain in place, and could seamlessly be put back into operation. The facilities are in excellent condition, insulated, air conditioned, with electricity and water. An abundance of varying native game can be found on the property, including deer, hogs, and dove. Numerous 200"+ class white-tailed deer are on the ranch and the occasional 300"+ can be seen as well. The extensive herds of exotics are a remarkable sight, and a significant value add to the ranch. These include American bison, Cape buffalo, Greater kudu, Sable, Axis, Aoudad, Black buck, Fallow deer, Gemsbok, Nilgai, Oryx, Grevy's zebra, Bongo, Roan antelope, Grant's gazelle, Dama gazelle, Springbok, Thompson's gazelle, Nile lechwe, Transcaspian urials, and Nyala.

Water: 

The namesake of this property comes from the 2.5 +/- miles of Colorado River frontage, all of which is accessible from the ranch. The views of the river are remarkable, and have many vantage points throughout the 300+/- feet of elevation change. The clear and cool river waters provide ample recreation enjoyment including tubing, canoeing, swimming, fishing, and relief from the summer heat. Sunsets overlooking the river are memorable to say the least. There is also a 10 +/- acre lake located within the ranch with fantastic fishing. A main water line runs all the way from the river to this lake and the ranch has water rights to pump from the river when needed.
