Location

The property is located three miles south of Mineola, TX and approximately 84 miles east of downtown Dallas, TX on the edge of the Piney Woods within Smith County. The ranch sits just south of the Sabine River near the border of Smith and Wood Counties.


Habitat and Topography

The ranch offers a variety of mixed use habitat within the South Central Plains Ecoregion. Numerous pastures have been cleared for grazing / hunting purposes and to open up the land in various areas. Improved grasses have been introduced in multiple areas and flourish in the fruitful soil. Native grasses are prevalent throughout the wooded areas, which include majestic mature hardwoods and scattered pine trees. Extensive improvements have been made to the environment around the residences and in other areas of the ranch. The soils primarily consist of fine sandy loam with some clay near the river and creek bottoms. The main body of the ranch has approximately 130' +/- elevation changes, which is well above average for this geographical area. The property also encompasses a variety of cleared pasture, rolling topography changes and indigenous wooded areas.


Cattle

The property is currently a very productive cattle ranch operation and can support approximately 200 momma cows. Permanent and mobile cross fencing is in place with established lanes to easily rotate cattle and utilize intense grazing methods. Water is plentiful via stock tanks, irrigation, creeks or lakes. Improved grasses are mostly comprised of Coastal Bermuda, Common Bermuda and Bahia. In recent years the cattle were supplied to Whole Foods Market's beef program but are not currently enrolled.

Water and Fishing

Both surface and subsurface water is abundant throughout Deerfield Ranch. The surface water includes nine individual lakes, a portion of Coppers Branch off of Rock Creek and multiple tributaries off of Village Creek which runs below Burleson Lake. The largest lake is approximately eight surface acres and 40 feet deep. Most of the lakes are stocked and present trophy fishing opportunities. The subsurface water includes multiple springs filling several of the lakes and four water wells, three deep wells and one shallow. Multiple pastures have well water irrigation piped to them. The yard around the house is irrigated from a pond behind the home. Coop water is run to the living structures.
