Donelson Ranch
The Donelson Ranch is located just outside of Jefferson, Texas in Marion County. Situated on 550 +/- acres the ranch is the ideal place to raise cattle, train horses, and have the perfect country retreat. Location
The Donelson Ranch is situated in Marion County, just outside the historic town of Jefferson, Texas. Jefferson is filled with scenic streets, restaurants, charming bed + breakfasts, historic hotels, and picturesque landscapes. While much can be found to do in Jefferson, larger metroplexes are just a drive away. It is an hour drive to Shreveport, Louisiana, and a 2.5 hour drive to Dallas, Texas.
Main House
The main house is located on the highpoint of the property allowing for scenic views in all directions. It is accessed by over 3,400 feet of paved driveway. The house was designed thoughtfully. One of the best features of the home is the placement of windows letting one take in the beautiful scenery of the property. The two-story brick house is roughly 3,000 +/- square feet with 3 bedrooms and 2 1/2 baths. The focal point of the main floor is the living room with vaulted ceilings, wood burning fireplace, and large windows looking over the patio and swimming pool. Guest/Forman's House
Secluded near the front of the property on one of the many ponds is the perfect guest cottage or foreman's cottage. Sitting on the banks of a 2 +/- acre stock tank the cottage is beautifully done and contains: 1 bedroom 1 bath, loft with built in bunkbeds, office, and a kitchen that is open to the living room with vaulted ceilings and windows looking over the tree lined pond.
Water
There are numerous stock tanks located throughout the property. The largest tank is roughly 6 +/- acres, which one can appreciate from the main house. Sitting on the porch and looking west toward the large tank is the best spot to watch the sun set over the bank of your private oasis. The other 5 tanks are scattered throughout the property providing ample watering sources for livestock and wildlife. The property is serviced by county water line. There is a water well near the barn that can be used as well.
Wildlife
The ranch is full of native wildlife from whitetail deer, wild hogs, waterfowl, and many other native wildlife species that reside in east Texas. The current owners do not hunt very much but there are ample wildlife hunting opportunities to be had. In the mornings and evenings one can sit on the porch of the main house and watch deer and hogs grazing in the pastures and near the timber lines. East Texas is also known for the large amounts of waterfowl that travel through this part of the state. With the large tanks it is common large amounts of ducks hanging around during the winter months.
Agriculture production
The Donelson ranch is a cattlemen's dream ranch. The ranch is divided up into numerous pastures that allow for cattle to be grazed on a rotational grazing system that stimulated better forage management. Several pastures are also used for hay production when needed. Allowing the cattle movements to be seamless is the fenced off cattle lane that connects the majority of the pastures to the covered livestock processing facilities located at the south end of the property. Equestrian enthusiasts will love the amenities that are located on the Donelson Ranch, from the 4-stall barn with wash rack, tack room and feed room to the 150' x 250' covered riding arena the equestrian possibilities are endless.
