The ranch lies 1.3 miles south of FM 422 and is accessed by a 35 ft deeded access easement through the neighbor’s property. Upon entering the property there is a nice mixture of open fields that were originally planted in winter wheat for cattle grazing. The two large fields on the property consist of roughly 170 acres and 150 acres. The balance of the property is made up of rolling terrain of native pasture with the majority being covered in mesquite and other native trees to the area. The elevation varies 70 feet from the high point in the center of the ranch to the lower part of the property along the eastern border. Sitting at the highpoint on the ranch offers views of the property in every direction.

Improvements:

This ranch is typical of a lot of properties in the area with improvements limited to cattle pens and fences. Located in the north central part of the ranch is an older set of cattle pens that have been used for trapping, shipping and receiving cattle. The owners have done yearly maintenance on the perimeter fences, and they are in good working condition.

Water:

Water on the property consists of several small stock tanks and a wet weather creek that flows through the property. Located in the center of the property is a large stock tank that was recently dug out and expanded in size to about 1.5 acres when full.

Wildlife:

This area of Texas is known for great hunting. The property boasts a large number of native wildlife consisting of whitetail deer, wild turkey, and hogs. Migratory game birds such as dove, and waterfowl are found seasonally on the property. The deer hunting has been a reliable source of income for the ranch for a number of years and has had the same tenants on the property for many of those years.
