This portion of the property consists of about 100 acres of cultivation which is normally planted in winter wheat for grazing cattle. The remaining portion is a mixture of timber and pasture. The river bank is lined with mature timber and includes several access points to the water. Hunting along the river and surrounding the wheat field is excellent for deer, turkey, hogs, including exceptional dove hunting in the fall. Fishing in the river can also be extremely productive. There are also several small tanks for cattle and wildlife to access water.

Northern Portion

The northern portion of the property consists of about 355 +/- acres of native pasture and timber. With a good amount of terrain variance, this portion of the property is geared more toward recreational activities. Given the acreage and topographical variance, there are several great locations to build a house or set up a hunting camp with exceptional views.

The combination of open-to-covered country allows for great hunting opportunities. Located throughout this section of the property are several existing ponds. With the slope of the terrain there are several other locations one could add additional water features by damn up some of the draws. The ranch is currently leased for cattle but when talking to the lessee they have not grazed any cattle on this portion of the ranch in several years leaving a good amount of grass for the future owner to utilize if they see fit.
