Improvements/Structures/Roads:

The main  headquarters is located here.  Once past the iron gates that lead to the lodge and two guest houses, you are greeted by an impressive bronze sculptured water fountain surrounded by a large circle driveway.  The ranch compound centers around a spectacular custom-built lodge with approximately 7,462 +/- sf of air-conditioned space. The front of the lodge has an additional 1800 sf covered porch that is a perfect place to enjoy the breeze and watch the wildlife gather around the lakes as the sun sets.  A wood burning fireplace with stone hearth offers warmth on a cool night or you can relax on the large porch.   The lodge comfortably sleeps 12-24 people with 6 first-floor bedroom suites, all with private baths.  A 60’x50’ great room with a second wood burning fireplace and stone hearth is ideal for an intimate gathering of family and friends.  A cook’s kitchen provides plenty of room for preparing meals and the adjacent open wet bar is perfect for entertaining. Also located on the first floor is a private study with secure custom gun closet, and half bathroom.  A 1500 sf carpeted game room awaits at the top of the stairs on the second floor.  The game room is set-up with everything you will need to entertain your guests including a home theater, shuffleboard, pool table and additional custom Las Vegas style gaming tables.  A half-bath is also located in the game room. The lodge includes a 33’x14’ storage room behind the wet bar with garage door for easy access.

Two newer houses have been built just steps away from the main lodge to accommodate larger groups. The “Owner’s House” is a 3 bedroom and 3.5 bath home with a warp around screened in porch. The “Guest House” has 2 bedrooms and 2 bath with a covered porch.

Located outside of the main compound, but still nearby is a 2 bedroom and 1 bath ranch manager’s home that measures approximately 1000 +/- sf. A 300 +/- sf climate controlled enclosed workshop is located behind the manager’s home. A four bay metal storage building, with cleaning station and walk in cooler is positioned nearby. chicken-coop and a 380sf workshop.

Other improvements to the ranch include an 1800 +/- sf fishing dock with electricity, overhead fans, and a storage locker. A chicken-coop, enclosed AI facility, rifle range, and skeet range are also located near working headquarters.

The entire perimeter of the ranch is high fenced with additional ground paneling to prevent hogs and predators from tunneling under. There are two separate high fenced catch pens within the ranch.

Water:

Located on the Edwards Plateau, the ranch has good surface water including various stock ponds and wet weather creeks.  There is a 3 +/- acre 35’ deep constant level lake that is maintained with the help of a substantial 985’ deep water well that goes down to the 2nd Trinity Aquifer.  This lake is stocked for trophy fishing.  A second 2.5 +/- acre lake is located beneath this one. A separate nice sized pond is positioned within the center of the ranch. A seasonal creek runs through the middle of the ranch and feeds into Coryell Creek. This creek will carry lots of water during wet months and tends to hold pockets of water throughout most of the year. The average rainfall for this area is 34 inches per year.

There is an irrigation system in place for the lawn. Coryell City Water supplies the homes.

Elevation/Topography/Soils:

This property is situated in the Grand Prairie region and is characterized by a blend of open pastures, good, scattered tree cover and rolling terrain.  There is a beautiful, shaded pecan bottom that the creek runs through.

The topography of the region consists of limestone with hard limestone on the higher ridges and softer limestone and clay on the rolling hills and plateaus.

The ranch includes nearly 100’ of topography variance and several low-lying areas and elevated points are found throughout. An ancient canyon cuts through the ranch and multiple Indian artifacts have been found within.
