Location

This ranch is situated in southwestern Love County Oklahoma, and is approximately 26 miles northeast of Nocona, TX. It is a short 40-mile drive to Gainesville TX, and 105 miles to DFW International Airport. Interstate 35 travels through the center of Love County and is an easy drive south to Dallas or north to Oklahoma City.


Elevation, Topography, Soils & Foliage:

Composed of the Cross Timbers region, the area consists of rough and rolling wooded terrain alongside gently rolling pasture land. Parts of the ranch are rugged, but accessible with roads and UTV trails running throughout the ranch. Several improved food plots have been added to the property in order to support and attract game throughout the hunting season.

Sloping elevation and rolling topography provide approximately 175' of variance and create multiple viewpoints overlooking the ranch and surrounding vistas.

The majority of the soils are Grainola-Masham complex, Windthorst-Weatherford complex, Dougherty and Konsil soils, Roebuck and Garvin soils, Dougherty loamy fine sand, and Eufaula soils.


Water

The ranch features one, large 8-acre lake that is 37.5' deep, three smaller ponds, and drainage draws throughout. The lake holds exceptional water and is known to be a superb bass fishing lake and prime duck hunting spot. Mud Creek traverses the North East portion of the property and many creek drainages lead to it throughout the property.

There are three wells, two solar and one electric, on the property and all the living quarters are serviced with co-op water.


Habitat & Wildlife

Double Drop-Tine offers a superb population of both native and exotic wildlife. Ten deer blinds and 10 HB feeders are strategically located throughout the Ranch. Multiple protein feeders are positioned around the property.

Large white-tailed bucks frequently run throughout the canyons within the ranch, as well as numerous exotics consisting of Axis, Oryx, Gemsbok, Red Stag, Red Sheep, Jacob Sheep, Blackbuck, Aoudad, Zebra, Fallow, Addax, Bighorn Sheep, and Buffalo.

For the avid bird hunter, waterfowl hunting can be extremely productive in the large lake.

Quail numbers vary from year to year; however, the ranch supports a healthy habitat in good years.

The ranch is not encumbered by any leases and no game has been harvested in over a year.


Improvements, Structures & Roads

A fully furnished, custom built, 3,200 SQFT lodge with 6 bedrooms and 4 baths is set up for a group of hunters or a family. There is a wraparound front porch and a fully equipped covered outdoor kitchen set-up for entertaining.

The separate ranch house is an older wood-framed home with a metal roof and cedar siding. This house provides four bedrooms and two baths. Although the ranch house could benefit from some improvements, it would be a great caretaker home or remodeled guest house, game room, or entertaining area.

In addition to the Lodge and ranch house, there is a well-kept 6-stall horse barn with tack area, and a pole barn with a walk-in cooler and game cleaning area.
